Once we know everything about all the properties for sale in an area, it becomes - relatively - easy to find the ones with best potential yield and growth.
We collect, extrapolate, and find thousands of data points about all the properties that are renting and that have been rented out in the area we are considering. This is the first step, but its a key one!
We show our model a large number of properties in different conditions, teaching it how much each of those has been rented out for in their area. For this reason we call our model Master Surveyor.
Once Master Surveyor becomes proficient at estimating the rental value of a property, we then use it to predict the rental potential of all the properties on the sale market, therefore estimating the rental yield.
